PROPERTY:  Property is located in Alpine, California…a small community East of San Diego in the Mountains and surrounded by the Cleveland National Forest.  It is a lakefront property with waterfront on Palo Verde Lake…a privately owned recreational lake encompassing approximately 65 acres in size.  This lake is for the sole use of homeowners. It is an excellent lake for fishing, swimming, and boating, with beautiful clear water and is maintained by the Homeowner’s Association for recreational use. The lake is restricted to sailing, windsurfing, or electric motors…no gasoline powered boats allowed.  It is one of the finest Bass and Bluegill fishing lakes in California.

 BEACHFRONT:  Has private waterfront with its own private sandy beach and swimming area as well as two private docks for boat tie up, fishing, and swimming. The property has six boats, including a large canopied party boat for lake enjoyment, two fishing boats, two canoes, and sailboat.

 THE HOME:  This is a large home of approximately 7000 square feet.  It is contemporary in outside styling with an interior marked by much “used” brickwork and open large beams and timbers. It is entirely solar heated and cooled.  It utilizes an entirely “passive”  (no pumps or valves or fans) solar system using thermal mass, carefully calculated shading, high level insulation, and controllable skylights in order to achieve remarkable temperature control and stability. In addition, the home includes an entertainment / exercise area with a large oak wet bar, a media room, a guest room with separate entrance and private patio, and a large open kitchen overlooking the lake which is equipped with double central islands. This kitchen has just been entirely redone with all new stainless steel appliances, all new custom cabinetry, and beautiful granite counter and island tops. There is a large kitchen “annex” room just off the kitchen, which can be used, for crafts, home office, food preparation, etc. There is a two-four-stall garage with a large work/tool room area, as well as a large second story garage space for storage. There is RV parking.  The home is entirely custom designed and built. 

 EQUESTRIAN AREA: The property has a large horse barn with four indoor/outdoor stalls, inside tie racks and tack room, and inside hay storage.  There is an outside wash rack as well as lighted trailer parking area.  There is a ¾ acre turfed turnout paddock as well a separate grassed riding ring.  Access to the riding ring is by means of a horse path (including bridge) through the wooded canyon area.  In addition, the property has immediate access to an extensive system of riding trails owned and maintained by the Association as well as direct access to the California Riding and Hiking Trail system.
